Development project in Harker, Cumbria

It came as no shock to World Group that this house offered real charm and feature. It was our pleasure to work with the client in developing this property into a special home.

Phase 1

First things first, all homes need an entrance. We started by creating a traditional brick built entrance porch with a solid roof. We dismantled the old porch, which had seen better days, and began the construction work. In a matter of days, we had a shell of a porch with a timber roof ready for felting and slating. A week after we'd started, our porch was ready for external rendering - we actually pebbledashed this one and matched in with the rest of the external house walls.

Internally, we boarded and skimmed the ceiling and stained the woodwork. After a coat of paint and some PVC internal window boards, the porch was ready to use.

Now for the big task...

Starting with demoloshing an old run down garage, joined to the side of the house, we were able to make space for a two bed one bath two storey extension. To keep the house symmetrical, we used the current design as a template and simply replicated it where the garage used to sit. We took around six weeks from foundations to roof tiles to finish the shell and then a further two weeks plastering and skimming internally after we installed the rosewood casement windows.

After this step, we were able to install state of the art kitchen and bathroom appliances and a stunning tiled floor downstairs, with a wood effect laminate flooring upstairs. At this point, the customer was delighted and was eager to start work on the next phase.

Phase 2

Moving to the opposite side of the house, our client was left with a wide stretch of lawn separating the house and a smaller pond, fed through a stream from a larger pond at the top of the garden. This was crying out for an L-Shaped Conservatory.

So, that's what we did. We drained and filled the bottom pond and started work on the foundations. We didn't want to create an everyday conservatory, we had to make it special. Bearing this in mind, we opted for a steel portal frame to support a combination of glass and solid roof. To the rear of the conservatory, we installed a 3-pane Bi Folding Door.Not only did this maximise space, it also offered a great link between the house and garden, perfect for entertaining and enjoying the landscaped pond area. The second phase took us 5 weeks from foundations to completion, and then a further week to lay the underfloor heating and tiled floor, matching the extension for continuity. This conservatory really adds style and value onto the property.

Phase 3

The final phase was simple. Make the garden as neat and tidy as it was when we got there! After we rotivated the front and back lawns, we were able to seed the area and remodel the pond areas to allow for the stream to feed back into the main pond, rather than the filled in smaller pond. After this we pressure washed the driveway and path leading round the property to provide the clean edge finishing touch.
